As Your City Council Representative

I Will Preserve Building Height Restrictions. Santa Barbara’s charm lies in its human scale and historic character—values we’ve fought hard to protect. But Sacramento is pressuring local governments to override our zoning laws in the name of “density,” often at the cost of community livability.

I Will Defend our building height restrictions against state overreach unless there is clear and overwhelming support from our residents.

I Will Champion community-driven development that respects the unique identity and scale of our neighborhoods.

I Will Put residents first—not out-of-town developers— to ensure future growth enhances our quality of life, not just corporate profits.

I Will Address Traffic and Parking Chaos

State mandates have already turned our streets into parking lots and pushed essential parking off-site—creating congestion that hurts families, seniors, and small businesses.

I Will Push back on Sacramento’s one-size-fits-all mandates that force unrealistic densities into our local streets.

I Will Require on-site parking and traffic mitigation plans for all new developments to prevent further gridlock.

I Will Support practical, locally tailored transportation solutions that work for Santa Barbara—not Sacramento.

I Will Restore Common Sense to State Street and Downtown

Downtown Santa Barbara—especially State Street—should be a beacon of culture, commerce, and community. But today, it suffers from haphazard, consultant-driven “revitalization” schemes that ignore what locals actually want.

I Will: Advocate for a common-sense revitalization plan that prioritizes residents, local businesses, and long-term sustainability.

I Will Make cleanliness, safety, and accessibility non-negotiables in any downtown strategy.

I Will Work with local stakeholders—not Sacramento insiders or out-of-town consultants— to rebuild a downtown that works for everyone.

“We can grow as a city without losing who we are. Let’s build a future that honors our past and serves the people who call Santa Barbara home.”

~ Nick Sebastian
